Davon is a specialist development finance intermediary, arranging and structuring all forms of finance for property projects on behalf of clients throughout the United Kingdom. We are always instructed by and work directly for our clients, which allows us to negotiate the most appropriate terms for each client's needs.

We have extensive experience of the development industry and work hard to gain a good knowledge of our clients and their financing needs, both immediate and longer term.

We work with specialist lenders and banks with teams devoted purely to property lending. We find these organisations offer a level of understanding and flexibility that it is invaluable to our clients.

There are several different types of funding structures available and many more variations of these. What we specialise in is creating the most appropriate finance package to each individual scheme. Preparing a Finance Package

When a client has a project for us to consider, we always visit the site, carry out an independent analysis of the project, source market information and other relevant data, and collate the information needed to prepare our detailed proposal document. It is at this stage that we require our client-funding contract to be signed.

Our contract formalises the relationship between the client and ourselves and outlines our fee, which is agreed on an individual transaction basis, but varies from 1% to 2% of the facility depending on the type of finance we are required to structure. It is success-based and is paid on drawdown of the facility. A nominal retainer fee is paid at the time of our formal instruction, this fee being deducted from our total success fee.

Securing Funding

The proposal document is then presented to a limited number of lenders, as agreed with the client. Once an initial response has been obtained, the details of a facility are negotiated and lawyers and valuers instructed as appropriate.

We then manage the whole process, from issue of an offer through to completion and successful drawdown of funds, ensuring that the funder and their advisors have all relevant information and documents to enable a speedy completion. We stay in regular contact with all our clients after a facility has completed and are happy to assist with any advice throughout the project.
